Quantity Surveyor
The roles and responsibilities of the Surveyor include, but are not restricted to, the following:
Leadership
- Representing CCL Facades and leading commercial negotiations in a professional manner
Project Management
- Preparing and submitting timely applications for payment in compliance with contractual terms
- Identifying, valuing and agreeing variations with the main contractor
- Liaising with the main contractor to agree interim valuations and final accounts
- Monitoring and managing the timely issue of payment notices and pursuing late payments
- Setting up templates for monthly applications and project reports for secured projects
- Proactively advising construction, design and procurement on all commercial matters and the commercial implications of decisions
- Compiling records of progress and delay in accordance with the Sub-Contract conditions and the Project teams’ records in order to defend charges arising out of delay and secure available entitlement or delay and disruption
Sub-Contractor Administration
- Setting CIS sub-contractor labour rates for measurement of CIS operatives
- Placing sub-contract works orders for the on-site labour element, drafting up the breakdown of measure documents and issuing out to the installation sub-contractors
- Measuring and valuing the works completed by CIS Sub-Contractors as required and issuing timely payment notices
- Completing and submitting timely CIS Sub‐Contract Payment Schedules for approval and payment
- Ensuring the timely receipt of all CIS Sub-Contractor invoices
- To compile information on the project labour spend to ensure that works are being installed within the tender allowance
- Monitoring and managing sub-contractor accounts, agreeing variations and final accounts with each sub-contractor and recovering costs through variation claims to the main contractor or by contra-charge to the relevant sub-contractor or supplier
- Completing payment certificates for all sub-contract invoices on a monthly basis or as otherwise required and issuing timely payment notices and pay less notices as required under the sub-contract
Procurement
- Carrying out take-offs for procurement purposes
- Carrying out buying exercises on materials, plant and sub-contractors & other key preliminary items
- Procuring materials, plant and specialist sub-contract packages
Reporting
- Preparing timely standing and ad-hoc commercial reports as required
- Conducting commercial evaluations including evaluating/ tracking costs against project margin
- Forecasting certified income (cashflow) and declared turnover monthly and as and when required
- Identifying and immediately reporting to line management significant changes in commercial risk profile or income and / or cost projections
Dispute Resolution
- Identifying and notifying management of disputes that may require senior level intervention
- Assisting in the management and administration of dispute resolution procedures
Pre-Contract
- Provide ad-hoc cashflow and commercial advice in the preparation of bids and negotiation of sub-contracts
Legal & Contractual
- Advising the project team on the specific contractual obligations for each project
- Provide ad-hoc specific contractual advice as requested and required from time to time
- Identifying and notifying management of potential contractual problems
Personal Development
- Undertaking appropriate training as personally identified or as directed by the company
- Deputising for your line manager for specified periods of time and duties as and when expressly directed
- Undertaking specified tasks outside your current remit as directed from time to time
General
- Complying with the requirements of the BMS in carrying out all duties
- Carrying out the role safely, accurately and efficiently
- Carrying out any reasonable request from your line manager
